Not sure if many of you know that I, Julijana Griffiths Photography (yes an unadulterated plug), work as a real estate photographer for various agents. Today I would like to share this post with you.... because if you are thinking of selling your home or know of someone that is just about to...here are some of my tips from a photographers point of view.

And just sighed in relief......perfection!
I wish I could show you some of the homes that I have walked into that need so much work/styling before I even begin, but maybe that's not a good idea, it may cause some offence to certain clients.
Lets start with the kitchen...shown above. What makes this so easy to shoot? NO CLUTTER! Nothing on benches, just the odd jug, vase, cookbooks stacked nicely. Think clean lines.....nothing distracting. I know that's not how our kitchens look all the time but if someone, in this case (me) is photographing your home.....please try and de-clutter. In a lot of kitchens I have come across, there are kettles, knife blocks, things stuck on the fridge, piles of newspapers, various appliances, kitchen implements and the list goes on. A kettle is fine, but when you got the whole lot going on, it looks really, really messy in a photo.
Photos tend to make ugly things really stand out.
Here is another kitchen that I didn't have to do a thing to......
Master bedroom, crisp, white and simple. Nothing jarring to the eye here. No loud bedspread....muted tones.
Did I have to move anything here....no! This room just speak for itself! The beautiful floorboards and clean lines make this dining area work. Admittedly, the bones are here. The timber doors and white walls automatically set off the dark furniture beautifully. Even a room like this could look chaotic, if you had too much furniture or way too many "treasured items".
The bathroom has a lovely minimal look and I didn't have to move 5 shampoo bottles, toothbrushes, towels, deodorant etc. Put it away people!
Bring it all back out when the photographer has gone .....
Here is another example of simple and slick.
What I love about this room is that the personality of the owners still shines through and you just want to sit in that comfy wingback chair with a nice glass of wine, with the fire crackling in the background.
It works on all levels.......
Now we move to the outside....normally I would only take a couple of shots for the agent but this time I thought we should add some nice mood shots to capture this homes essence.
Small touches like this make all the difference.....
Put away those hoses, hide the bins, rake the paths, de-cobweb the verandah, make sure the garden looks vibrant and healthy (dead plants are a big turn-off) make the garden look loved. If you have a vegetable garden, which this house does, show it off with FRESH herbs and veggies....not ones that have gone to seed and look half dead.
Put in extra potted colour, what's flowering right now...Hydrangeas in this case, beautifully positioned at the entrance. Does this look inviting? Yes!
White picket fence and all....sigh...
